The property Search Brief

We have a meeting to understand your brief. We’ll discuss things like:

  • Your preferred locations. If you are not familiar with London or Surrey we can help you identify areas that would be suitable for you
  • Your dream property. What does it look like? How many bedrooms, bathrooms, and reception rooms do you need?
  • Your appetite for renovation work? Does it need to be pet-friendly? We’ll discuss all the aspects that are important to you.
  • Your budget. We’ll discuss what you want to spend and importantly what you need to spend, to secure your ideal property.

Making you the most attractive buyer

London and Surrey are both highly competitive property markets. It’s not uncommon for there to be multiple buyers competing for the same property. So with that in mind, we help you prepare for when the time comes to make an offer on your desired property.

In an instance where the are multiple offers on the table for the same property, the final decision of who’s offer to accept often comes down to how proceedable the potential purchaser is. This involves things like does the potential purchaser need to sell a property before they can purchase. If so, is it already on the market? Does the potential purchaser require finance? If so, has it been organised? Do they have an AIP? What is the deposit-to-mortgage ratio?

There are many factors that influence how processable a potential purchaser is. We help you position yourself to be the most proceedable you can be to give yourself the best chance of being selected in the case of competing offers.

Even in the absence of competing offers, the more attractive your position is as a buyer, the better the terms we can negotiate for you and the more likely we are to successfully reach exchange of contracts and secure your dream property.

The search

The initial search involves us compiling a list of all the properties that match your search criteria which are available on the market.

We’ll contact each of the agents to discuss the properties and their potential suitability when compared to your search criteria. We’ll register your search criteria with all of the estate agent offices within the areas of interest.

We’ll also reach out to our contacts regarding off-market properties.

Previews

Once we have identified properties that appear to match your search criteria, we will personally preview each one to ascertain their suitability.

We can at this stage conduct a video call viewing so that you can virtually view the property with us.

We’ll vet the properties before they make it onto the viewing list.

Accompanied viewings

Once we have one or more properties that we feel match your requirements we will arrange for you to view the shortlisted properties together with us.

Negotiation

If one or more of the shortlisted properties are of interest, we’ll prepare an offer. We have years of experience with offer letters and a well-written offer can make all the difference.

Our offer letters set out why the seller should accept your offer, why you have offered the amount that you have, your desired time-frames and your ability to proceed,

Where possible we try to obtain information from the selling agent about what is important to the seller. Not all sellers are looking for the highest selling price. Some will favour a buyer who can proceed quickly. Some sellers are sentimental and the extent to which you plan to renovate the property may affect their decision. Some sellers will not want to sell to someone who plans to convert their property into flats.

Ultimately we will try to match your offer with what is important to the seller.

Offer Acceptance

For those who are unfamiliar with the property purchase process in the UK, you may not be aware that even though the seller has accepted your offer, there is absolutely no guarantee that the sale/purchase will reach completion. In the UK, offer acceptance is not binding.

So while having your offer is a cause for celebration, there is still a considerable amount of work to be done.

We will assist with arranging surveys and engaging various other professional services where needed.

We will regularly communicate with, and obtain updates from the various parties involved in the financing, surveying and conveyancing process. Our goal is to ensure that no time is wasted and that we reach exchange of contracts as quickly as possible.
Exchange of contracts

A real cause for celebration. It is at this point that the purchase/sale becomes binding.

The next important date is the completion date. This is when you become the new owners of the property and you receive the keys.

We can help with organising moving companies and setting up utilities if needed.
